Urban planning · Spatial planning · Environmental protection

From plot to permit, without surprises.

BauDoc provides complete support in project development: from urban planning and technical solutions, through obtaining location conditions and building permits, to the coordination of design and the management of environmental documentation and environmental protection procedures.

Selected work

Recent projects, from plot to permit.

A selection of projects we have carried through planning, permitting and environmental procedure — each one with the same team from the first site visit to the final permit.

01 — Residential & commercial2025

Mixed-use building, Sarajevo

A five-storey building with a commercial ground floor on a narrow urban plot. From the urban concept and location conditions through to the issued building permit.

  • Urban concept
  • Location conditions
  • Building permit
02 — Industry2024

Production facility, Zenica

A light-industrial hall with an adjoining service yard. Environmental screening, impact documentation and the environmental permit, run alongside the building permit procedure.

  • Environmental documentation
  • Environmental permit
  • Building permit
03 — Housing2023

Residential neighbourhood, Mostar

Terraced housing on a sloping site. Planning documentation, coordination of all design disciplines and support through technical inspection to the use permit.

How we work

The permit lifecycle, in sequence.

A project moves through predictable stages. We finish each one before the next begins, so nothing is submitted twice.

  1. 01

    Initial analysis

We review the parcel, the applicable spatial plans and the regulatory framework, and say plainly what is achievable.

  2. 02

    Location conditions

We prepare the request and gather requirements from every relevant utility and infrastructure provider.

  3. 03

    Design coordination

We coordinate architects and engineers so the documentation arrives complete, consistent and reviewable.

  4. 04

    Permits

We submit, follow up and resolve — through the building permit and, where required, the environmental permit procedure.

  5. 05

    Through construction

Support during construction, technical inspection and the use permit.

Environmental protection

Environmental procedure, run in step with the project.

Environmental requirements arrive early and stay until the end. We prepare the documentation, run the screening and assessment stages, and align the permit procedure with the design and building permit timeline — so an environmental condition never stops a project at the last stage.

  • Screening of the project against environmental requirements
  • Impact assessment and supporting documentation
  • Permit procedure and coordination with the competent authorities
  • Obligations that follow the permit — monitoring and reporting

About BauDoc

Planning that holds up under scrutiny.

BauDoc works at the point where spatial planning, construction and environmental protection meet. Investors, design teams and public institutions need one party who understands all three: someone who can read a planning document, coordinate a design team and defend a permit application.

We work across urbanism, spatial planning, construction and environmental protection. Each project is handled by the same team from the first site visit to the final permit, so the requirements of one procedure are already built into the next.
